On the Waterloo Scheme, we were able to get to 100% of the funding required without going to equity parties. The main reasons for this success were
- The clients ability to negoitiate a discount on the purchase against valuation.
- Senior debt funding which was linked to Gross Development Value, as opposed to cost.
- The introduction by RPF of competitively priced ‘top slice’ mezzanine funding.
- Pre-sales of a number of units.
